Documents you can create
Only the documents for the deal's transaction type are listed.
Rental
- Important matters statement (residential lease): explained by a licensed agent before signing (Article 35).
- Lease agreement (residential): signed by landlord and tenant; also serves as the Article 37 document.
- Brokerage fee consent (rental): the client's consent when charging the tenant one month's rent as the fee.
- Move-in cost statement (rental): prorated rent, next month, deposit, key money, fee and guarantee costs; proration is calculated from the move-in date.
Sale
- Brokerage agreement (sale / exchange): for sale or purchase mandates (Article 34-2) — general, exclusive or exclusive-only.
- Activity report: the regular report to exclusive clients. Inquiries, viewings and applications for the property are counted from the day after the last report; create one per period.
- Important matters statement (sale): items change for land, land with building and condominiums.
- Real estate sale agreement: also the Article 37 document, with deposit cancellation, loan contingency, non-conformity liability and tax proration.
- Fixtures list and property condition report: the seller's disclosure.
- Closing statement (sale): balance, tax proration, brokerage fee and registration costs due at closing.
How to create one
- Open the deal and click Create next to the document in the Documents card.
- The document opens. Use Edit to check the fields and fill in the blanks (shown as 〔 〕).
- Fields are grouped under headings such as broker, property, property condition, and term and rent.
- When everything is in, review and finalize the text (see "Finalize and deliver a document").
What is filled in automatically
- Broker: license number, representative, office, guarantee association and deposit office (from Broker details). If only one licensed agent is registered, they are filled in as the explaining agent.
- Property: name, address, room, structure, floor area, layout, year built, facilities and restrictions such as pets.
- Landlord and manager: the property's owner and management company.
- Terms: rent, deposit, key money, renewal fee, move-in date, term, initial costs and sale price from the deal.
Registry details, hazard maps, asbestos and seismic checks, water and gas are never filled in automatically. Always research and enter them.
Carry-over between documents
Special terms, rent, prices and other values entered in an earlier statement carry over to the agreement on the same deal, so the two match. Settlement statements take over rent, price and deposit; fee consents take over rent. Special terms in a brokerage agreement are not carried over.
After changing the deal or property, click Refill deal and property details in the document editor to pull in the latest values (drafts only).
The templates are general examples that follow the statutory items. For important transactions, have a professional review them.
