Record brokerage fee amounts and monthly costs for sale properties
You can now record the brokerage fee amount on a property, and keep the monthly management fee and repair reserve right next to the price of a sale property. Sale deals also get fields for the sale price and earnest money.
Before
The brokerage fee only recorded the arrangement (split or both sides), and sale properties had nowhere to enter the management fee.
What's new
- A Fee amount (excl. tax) field next to the Brokerage fee arrangement. Choose %, months of rent (rentals only) or yen; the detail page shows it as, for example, "Split (one side each) · 3% (excl. tax)".
- Leased is now an option under Status, and also appears in rental management and on the owner screens.
- Sale properties now have Management fee (monthly), Repair reserve (monthly) and Monthly total (mgmt + reserve) next to the price, also shown on the detail page. The repair reserve moved here from Land & zoning.
- Sale deals have a new Sale Terms group with Sale Price and Earnest Money.

How to use it
- Open a property and edit it.
- Choose the Brokerage fee arrangement, enter the amount and unit under Fee amount (excl. tax), and save.
