Store lease contract PDFs and related documents for each property
Each property record's Contracts tab can now hold the original lease contract PDF along with related documents, such as the explanation of important matters and the rent guarantee agreement. You choose for each document whether it's shared on the owner portal.
Before
When all you had for a contract was the PDF (for example, at a property whose management you took over from another company), there was no way to store and view the original contract or its accompanying documents in the system.
What's new
- When registering a contract, you can choose between System entry and Import external contract. With Import external contract, you attach the contract PDF as the original. (Rent, contract term and tenants are used for monthly income and expenses, so they're required with either method.)
- Store contract documents in 11 categories: lease agreement, explanation of important matters, rent guarantee agreement, rental application, ID documents, proof of income, fire insurance policy, key receipt, property condition checklist, parking contract, and other. You can also store documents against a property before the contract is registered.
- Choose a category and click Upload, or drag and drop to add multiple files at once (up to 50MB per file).
- Switch each document between shared and not shared on the owner portal. ID documents, proof of income and rental applications contain personal information, so they're not shared by default.
- We also changed the Income and Expense Details tab to show Income − Expenses = Amount to transfer, and you can now record incoming payments even after a month has been finalized.
